		If all parties agree to proceed with a planning application, all the developer will ask in return is an option agreement to purchase the site from you at the amount agreed at the outset should the application prove successful.

Upon approval of planning, the developer will pay you in full for the amount agreed. Most developers are able to complete the sale within 14 days of planning approval. We guarantee that you will pay no fees or charges of any kind for our services - whatever the outcome. You will pay nothing whatsoever for our expert advice, site appraisals and preparation of planning application documents/plans. Nor will you pay any local planning authority fees. And because we approach property developers directly on your behalf, you won't have to pay hundreds of pounds in estate agents fees either! In the unlikely event that the professional planning application and subsequent appeal is unsuccessful, it will have cost you nothing.
